Home sales in Timbergrove / Lazybrook slowed down a little bit in December 2013.  However, half of all homes sold in December were still under contract in less than 14 days.  Home prices have risen 14 out of the last 15 months.  The average price of homes sold over 12 month period ending in December 2013 averaged $372,790.  That’s up 19% from the same period ending in December 2012.  If inventory levels continue to remain low in 2014, we could see this kind of appreciation through this year as well.

There were 18 homes sales in Timbergrove in the month of December 2013.  That’s up from December 2012 when there were a total of 15 homes sold. Homes took a little longer to sell last month than they did in the same period last year.  Half of all homes sold were under contract in less than 14 days.  In December of 2012, half of all homes sold were under contract in less than 4 days.

There are currently 14 homes on the market.  That’s down from 18 active listings this time last year.  In December, only 7 new listings came available to the market. Of those 7, only 2 are still available at this time.Timbergrove-Graph-December-2013


For the 12 month period ending in December 2013, prices rose to $372,790 for Timbergrove / Lazybrook. That’s up 19% from the same period ending in December 2012, which was $313,089.

Located just west of Houston Heights, Timbergrove and Lazybrook are two of the hottest neighborhoods for young families in Houston’s Inner Loop.  Downtown Houston and the Uptown/Galleria area are a short drive away.  Furthermore, Timbergrove and Lazybrook are conveniently located close to restaurants and bars in Houston Heightsthe Uptown/Galleria area, and the Washington/Rice Military Corridor.  For prospective buyers that are seeking close proximity to Houston’s great parks, Timbergrove and Lazybrook is home to 11th street Park, Jaycee Park, and the White Oak bayou bike trail.  Memorial Park and its great jogging trail is also nearby.  Timbergrove and Lazybrook is also home to a couple of our agents.
