Homes in Timbergrove continue to fly off the shelves and prices are still way up year over year.  However, prices are starting to flatten out just a bit.  For the second consecutive month, the price have leveled off. Is this a seasonal adjustment or a long term trend? That question probably won’t be answered until after the first of the year. Regardless, inventory levels and days on market remain low, which is a good indicator of long term price health. Check out the numbers and video below for the most recent data.

Timbergrove Market Report – October 2013


As we noted earlier, homes continue to sell and sell quickly. There were 13 total sales in the month of October in Timbergrove / Lazybrook. That’s flat from October 2012. Of the homes sold in October 2013, half were under contract in 4 days or less.

There are currently 20 homes active on the market. That makes 3 additional choices for buyers compared to this time last month.  There were 11 new listings that came on the market in October.  Of those, only 4 are still available.  The rest are under contract.Timbergrove-Graph-October-2013


For the 12 month period ending in October 2013, prices rose to $365,163 for Timbergrove / Lazybrook. That’s up 22% from the same period ending in October 2012, which was $300,116. That being said, prices have begun to flatten over the past couple of months.Splash-pad-blog-optamized1

Located just west of Houston Heights, Timbergrove and Lazybrook are two of the hottest neighborhoods for young families in Houston’s Inner Loop.  Downtown Houston and the Uptown/Galleria area are a short drive away.  Furthermore, Timbergrove and Lazybrook are conveniently located close to restaurants and bars in Houston Heightsthe Uptown/Galleria area, and the Washington/Rice Military Corridor.  For prospective buyers that are seeking close proximity to Houston’s great parks, Timbergrove and Lazybrook is home to 11th street Park, Jaycee Park, and the White Oak bayou bike trail.  Memorial Park and its great jogging trail is also nearby.  Timbergrove and Lazybrook is also home to a couple of our agents.
